What are 55 Plus Communities/Active Adult Communities?


Active adult communities are specifically for people aged 55 and over. They differ from other senior living communities because they are designed for those who still live an engaged, active lifestyle.


These communities have a few different terms associated with them, but are usually referred to as Active Adult Communities, Active Adult Apartments, or 55+ (over 55) communities.

How are Active Adult Communities different from other Senior Living communities?


Another question that usually comes up when discussing Active Adult communities is how they differ from other senior housing options including independent living options, senior living communities, or assisted living facilities.


The first and largest difference is the level of care provided at each different type of community. For 55 plus communities, there are no internal or on-site healthcare plans. They also do not usually offer inclusive meal plans, or housekeeping services.

How Much Do Retirement Communities Cost?


Cost of living in an age restricted community may also be cheaper than in other living options. Buying or owning a new home in a 55+ community tends to be more cost effective than owning a single-family home. Similarly, rental prices within 55+ communities tend to be more affordable than standard apartment prices.


The prices will vary depending on location and the type of community you are considering. Some have fully detached homes, others townhomes or townhouses, condominiums, or apartments. Similarly floor plans and square feet will differ, which will affect the overall cost considerably.

Generally, though, 55+ communities tend to be cheaper than their ‘all-age’ housing equivalents. Other costs may be lower too, like property taxes. Property taxes in age-restricted neighborhoods can be lower since funding is not needed in these areas for things like schools or childcare. This may differ depending on location, though.

How is an Active Adult Apartment Different From Other Homes for Sale, Condos, or Apartment complexes?


In a 55 and over community, the infrastructure of the community and the buildings within it are designed specifically for that age group. Oftentimes these are gated communities built with amenities and conveniences tailored to older adults. Additional safety measures are usually in place, community maintenance is taken care of, and the neighborhood will focus on a sense of community with peers in your same age group.

Low Maintenance Lifestyle

One of the big bonuses of Active Adult Communities is the low maintenance lifestyle. Things like landscaping, groundskeeping, and home upkeep are taken care of. In rental communities, home repairs, maintenance, and general upkeep are also taken care of, so all you have to do is enjoy your beautiful community.

Community Aspect

A major draw of a 55+ community is the community aspect itself. making friends and connections with peers and neighbors is a huge plus. Whether it is bonding at one of the many on-site amenities, or simply becoming friends with neighbors, the implied similarities of age restriction make it easier for older adults to find community and a thriving social life.

Many communities also have activities and events that help encourage socializing with other residents.

A Variety of Amenities

Another big question people ask when considering an active adult community is what amenities are on campus?

A major difference in active adult communities compared to other housing complexes are the amenities. Amenities are tailored to older adults, many of whom may be retired or nearing retirement. This means they have more free time to spend on the things they love. 

Active Adult communities are resort-style communities full of a variety of things to do. Lounge by an outdoor pool, practice your swing on the driving range, or enjoy neighborhood walking trails.

On-site amenities differ depending on location, but popular additions include:

  • Tennis courts or pickleball courts
  • Fitness centers
  • Golf courses or golf club access
  • A swimming pool
  • Dining areas/on-site restaurant
  • communal clubhouse
  • Classes or activities
  • Social events
  • Dog parks


Cons of Living in An Active adult Community 


HOA payments

One of the downsides to buying a home in a 55+ community is that most have HOA fees. The Homeowners associations will collect payments from residents which are then used to pay for community expenses, such as renovating community spaces, or paying for up keeping on community-wide amenities. However, HOA fees are not applicable when renting an apartment in an active adult community.

A Lack of Age Diversity

Given the nature of the community, there is a lack of age diversity. While this is the intention and in many ways a benefit, it does bring a certain lack of diversity.

Similarly, people often ask: Can children live in 55+ communities?
In most cases the answer is no - visitors are of course allowed, but long term residents under the age of 55 are usually not.

 

This rule does differ from place to place, though, with some homes stating only one or more residents must be over 55; some visiting an 80/20 rule where only 80% of residents within a community must be over 55, and some communities being stricter with their policies.

Be sure to check when moving in if diversity of age or long-term younger visitors are a concern.

 

Where can you find 55 plus communities?

Age-restricted communities can be found across a wide range of American cities and states, but tend to be especially popular in California, Arizona, South Carolina, New York and Florida. In fact the largest retirement community in the country, known as The Villages, is located in central Florida.

Are Pets allowed in 55+ communities?

Generally, yes. Most active adult communities are pet friendly, though restrictions will different depending on location and size and breed restrictions may apply. A lot of communities are very pet friendly, though, as pets have long been known to be excellent companions for older adults. Additionally, some communities may have pet parks or pet friendly amenities on-site.
